Description

This is a two–phased design that gets you living on the land in the short run, and leaves you with an elegant Greek revival cape and guesthouse in the long run. The square footage ranges from 608 SF in phase one to 1,723 SF in phase two. This house will do well on many sites and will fit in nicely among other houses in suburban locations.

This home was developed for a couple who wanted to take advantage of their land, but were not ready to commit the funds necessary to build the house they would finally want. The architect designed it with the intent of keeping the transaction cost low, including the additional cost of adding the second phase at a future time. The architect began by first building what would end up as the living room and screened porch, and then added a 10'x18' "dependency" to the end that contained a tiny bedroom, small bathroom and front porch. In Phase two the dependency is removed, gets doubled in size and becomes a guesthouse in a different location, and the living room module gets extended into a Greek revival farmhouse.

In phase one, the very small front porch of the dependency leads into a high–ceilinged space with a loft at the end. In phase two, this large space becomes a living room, and is extended to include a full–size kitchen, a real dining area, and a stairwell. Upstairs in phase two, there are two more bedrooms and a shared bath, all under the slope of the roof. On the original site there were three different views to a hayfield, oak forest, and river. Since the clients loved all the views, the living room was designed to look out in all three directions.

The little house turned out to be such fun to live in that the clients extended the time before doing phase two. If you really just want to build phase one and phase two will never happen, then it would make more sense to simply continue the steep higher roof over the dependency so the house is more unified. If you build this house with the proper affection for the detailing and the exterior finishes, it will always be one of the classiest houses in town. The red cedar shingled roof is a gorgeous thing that changes with the light of the day, whether wet or dry.

This house plan comes with drawings for phase one and phase two, providing you the opportunity to build either plan at your leisure.

Foundation Info
This house was originally designed to have a basement foundation. However, if you prefer a crawlspace or a slab foundation, these are fairly simple and inexpensive changes that your builder can often make for you. If the basement design is not displayed in the Floor Plans, it's because it is unfinished.
