This second version of our most popular plan was created by the same architects who designed the original Maple Forest house. Their goal in creating this second version was to reduce the overall cost to build by approximately 20%. They accomplished this by reducing the overall square footage by 10%, and lowering construction costs by– among other things– changing the roof construction from stick-built to engineered trusses.

Since the original house was so popular, they strove to change the appearance and feel of the house– both inside and out– as little as possible. This was also true when they created Maple Forest 3. Their goal for this third version was to add a bedroom and full bath to the main floor, while still lowering overall cost to build.

Like the original, it has steeply pitched roofs, a large porch, and a detached garage. Vaulted ceilings, exposed beams, natural woodwork, leaded glass, lots of natural light, and a finely crafted stone fireplace with ample hearth distinguish this design as a gracious, welcoming family home. Upstairs, two bedrooms and a spacious couple's retreat gently nest under slanted roofs. In this version, a hallway upstairs over the mudroom leads to a bonus play/storage area above the garage. (Please note that the hallway and play area are not counted in the square footage totals.) The large lower level contains an extra bedroom and bath, as well as a media room. If desired, it can be finished off later on.

Foundation Info
This house was originally designed to have a basement foundation. However, if you prefer a crawlspace or a slab foundation, these are fairly simple and inexpensive changes that your builder can often make for you. If the basement design is not displayed in the Floor Plans, it's because it is unfinished.
