Description
This modified version of the extremely popular Luxury Living home is ideal for those who don't wish to build a lower (walk–out basement) level. Another bedroom has been added, while keeping the same square footage on the main level as the original house. Along with the removal of the basement level, the main level powder room is relocated to the front entry, which creates a more open and spacious breakfast area with clear views outward. On the upper level there is now a full bedroom suite with a full bath, and with the removal of one of the staircases, it allows for additional square footage for a loft area next to the library.
As the photos of the original Luxury Living make clear, this is a truly breathtaking home, inside and out. The exterior design is as unique as it is beautiful. No one can look at this house – day or night – without being moved in some way! This is luxury living at its finest, with sumptuous materials and dramatic spaces throughout. This stunning home opens in the rear to a curved deck with a dramatic barrel roof above it, and a covered patio below it. Abundant glass doors and windows light the interiors, which are detailed with wood beams and wood columns. The prominent curve of the great room rear wall is repeated as a design element in many parts of the house, such as the staircase, the upper balcony, framing the entry and the larger windows, the curved outdoor patios, and the barrel roof over the patio.
Upon entering the foyer from the covered porch, through the tall stained glass and wood double doors, you find yourself in a two–story space with a view into and through the great room, and to the balcony on the upper floor. There is an open, elegantly curved stairwell on the right side. A curved wall on the left side mirrors the curve of the stairwell, and accommodates a powder room inside. Straight ahead, wood columns frame the opening to the great room, which has a ceiling that vaults from 20'6" at the sides to 24'6" in the center, and a curved wall of lower and upper windows and glass doors at the rear. The doors lead to the partially covered patio that has a barrel ceiling above, and has an outdoor fireplace on one side, and an outdoor grill on the other side, providing a perfect space to entertain in warmer weather. On one side of the great room is a stone fireplace hearth that reaches the two–story ceiling height. Windows and glass doors light the kitchen and open breakfast area, and a pair of sliding doors provides direct access to the rear patio. The spacious gourmet kitchen has room for a large refrigerator and a separate freezer, and a center island provides additional counter space as well as a breakfast bar for eating. Next to the kitchen is a walk–in pantry and a dining room framed by wood columns. A small hall from the kitchen leads to a bedroom suite that features a walk–in closet, a door to the rear patio, and a door to a full bath. The full bath has a secondary door that is accessed from the large laundry room, which is located opposite the bedroom. The laundry room also accesses the four–car garage, which is a bit more spacious than the original Luxury Living with the removal of the staircase to the lower level.
To the right of the great room are the bedrooms and a library. The master bedroom suite has a fireplace in one corner, and sliding glass doors to the rear patio. It differs from the original plan in that the oversized walk–in closet is a bit smaller, creating more space in the master bedroom. The master bath features both a set–in shower and a jetted tub, two separated sinks, a private toilet, and it accesses the walk–in closet. The second bedroom has its own private full bath, and a private curved patio space. All of the ceilings on this floor – except for the foyer and great room – are set at a lofty 10'.
Upstairs, a curved central bridge looks down to the great room on one side and the foyer on the other. Under the sloped ceilings, there is an open loft and library on the left side of the bridge, and a bedroom suite on the right side. The library has an optional wet bar, and a door leading to a covered viewing platform. However, this area can be changed to match the bedroom and bath on the other side by turning the viewing platform into interior space. Or you can choose to have no bedrooms upstairs, just like the original version of this extraordinary home.

Foundation Info
This house is designed to have a slab foundation. You can of course change it to a full or partial basement, or to a crawlspace, but you will need the help of a local builder or designer, and the new foundation plans should be reviewed by a structural engineer prior to construction.
Electronic Format
These plans were drawn using a well–known and highly respected architectural design software program called SoftPlan (version 14). This software can export the same files in .dwg format, so they can also be modified by anyone who uses AutoCAD, which is nearly universal. The CD for this plan includes the files in both SoftPlan and AutoCAD–ready .dwg, as well as in .pdf for easy viewing on your home or office computer.
