Description

This is an elegant home with a creative and unique use of interior space. From the entry you see straight through to the sunroom bay window. This sunroom is located on all levels and has a 270–degree view. At the very top of it is a roof deck with a 360–degree view!

Like all of Ms. Coleman's designs, Sea View was originally designed for a client who wanted an energy–efficient, passive solar home. You can build this house facing in whatever direction suits your needs, but if you're interested in building it as a passive solar home, please read the section below titled Passive Solar Info for specific information on orientation.

First Floor
The foyer off the covered porch, the path to the great room, and the great room itself are vaulted, rising to a dramatic 16'. Double French doors lead to either a covered porch, or to a unique triangular deck that mimics the breakfast nook/sunroom. Almost the entire rear and side of this house is ringed by decks and covered porches, making this a great home for those who love to be outdoors and close to nature.

The kitchen is centrally located between the great room and the dining room, and it features a large central island with a sink, a breakfast bar, and a pantry. The homeowners anticipated needing a bedroom on the main level someday, using it first as a project room, but this room could easily be a guestroom, an office, or a second bedroom.

The laundry room can be accessed from either the front deck, the garage, or the extended foyer, and a library sits between it and the great room. A central staircase leads up to the master suite, and down to the walkout basement.

Second Floor
The master bedroom has a skylight over the bed for a beautiful view of the starlit sky. The sitting room can double as a nursery, and the projecting sitting area has a 270–degree view. The balcony next to it has a spiral staircase that leads to a roof deck above it – the perfect spot for a glass of wine at sunset!

The master bath and closet are full of surprises. The bath includes both a large tub and a large shower, and a private toilet, and the large walk–in closet area includes two storage areas under the eaves.

Daylight Basement
Guests or children will love the daylight basement. The sitting room between the bedroom and full bath has room for computer(s) and a TV, and it leads to a lovely greenhouse. The large exercise room could serve many other functions, and it leads to a patio with an optional hot tub. On second thought, it may not just be guests and kids who love this lower level!

Garage
The two–car garage has its doors tucked away on the back side. Its long side with windows helps define the front entry. The front bay can be a workbench nook or an out of the way place for garbage and recycling cans.

Passive Solar Info
To maximize its passive solar design, the front of the house should face north. The thermal mass is designed to be primarily in the stucco–covered masonry columns located throughout the house. The 35 pages of specifications that come with these plans (see Please Note below) will give your builder precise details on all the passive solar issues pertinent to the construction of this house.

Construction Info
The great room and the second floor have vaulted ceilings. The rest of the first floor and the daylight basement have 9' ceilings.

The plans for this house call for 2x6 stud exterior walls. However, they can easily be changed to 2x4 stud walls by your builder, or to SIPs walls by a dealer in your area. If you plan to change the walls, we recommend that you purchase the plans in CAD format.

Foundation Info
This house was originally designed to have a basement foundation. However, if you prefer a crawlspace or a slab foundation, these are fairly simple and inexpensive changes that your builder can often make for you. If the basement design is not displayed in the Floor Plans, it's because it is unfinished.

Modification Ideas
Move the garage doors to the north or east side for small lots. Reverse the stairs and add another upstairs bedroom over the library and part of the great room.
