Description

The simple details of this French country style home give it an old world charm, with its wooden plank shutters, stone veneer, and arched windows. The first floor features a beautifully arranged and well thought out open plan around a dramatic, centrally located great room, and the upper media room and optional bonus room would work well for a large or growing family. Optional floor layouts for the upper floor are included, which provides greater flexibility.

The covered entry porch leads to an entrance hall, with the great room straight ahead. The great room has a glazed door and windows that look out to the open terrace at the rear. More windows above reach the two–story high ceiling, bringing in additional sunlight and views. An impressive fireplace on one wall is flanked by built–ins on either side. The great room is open to a spacious kitchen with a large sunny breakfast nook. A large center island with a prep sink adds to the look and functionality of the kitchen area. From there, a mudroom leads to a walk–in pantry, a laundry room, and a three–car garage. An open stairway next to the kitchen leads to the upper floor, and just beyond it is a formal dining room.

To the right of the great room is the master suite, which includes a study/nursery/guest room, and a full bath off a hallway. The master bedroom has a door to the rear terrace for private access, and a large walk–in closet with a 'his' and a 'her' side. The master bath has both a shower and a tub, a private toilet room, and two separate vanity sinks.

As you climb the stairs to the upper floor, a door at the mid–landing opens into an optional bonus room located over the garage. After coming to the second floor, a pair of doors to the right opens into a media room. To the left, a balcony leads to a bedroom with a full bath. An overlook looks down to the great room below, and has a window seat that looks out to the front, which is flanked by shelves on either side. The overlook leads to two more bedrooms, each with its own walk–in closet, separated by a full bathroom with private sink areas.

Optional upper floor layouts include a nanny's unit with a full bath instead of a bonus room over the garage, and a game room over the great room. An optional layout for bedrooms 2 and 3 provides a full bath for each.

Foundation Info
This house was originally designed to have a crawlspace foundation. However, if you prefer a basement or slab foundation, these are fairly simple and inexpensive changes that your builder can often make for you.

This house was originally designed for a couple in Charlotte, North Carolina, who (understandably) do not want another house just like theirs built nearby. Electronic Format
These plans were drawn using a well–known and highly respected architectural design software program called SoftPlan (version 13). This software can export the same files in .dwg format, so they can also be modified by anyone who uses AutoCAD, which is nearly universal. The CD for this plan includes the files in both SoftPlan and AutoCAD–ready .dwg, as well as in .pdf for easy viewing on your home or office computer.
